What are the elements or ingredients in the writings of John Grisham, James Patterson, Nora Robert and Stephen King that make their novels bestsellers?

Others try to imitate them by producing legal thrillers, romance and horror but their books are not as popular as the above authors. What makes their books sell?

It's hard to say really. Some people just have that knack for telling a story better than others. I've read books that I normally would not simply because they were written in a way that kept my interest going, and they don't stall so much it seems. It's the same with anything, some skills can be honed, but only to an extent. They either have that talent innately, work hard to attain it, or they just plain can't do it.
